Montessa
The Montessa Subdivision project was originally approved in 2007, consisting of 59 single-family lots on a 40-acre site located south of California Drive at Araquipa Court. The site is adjacent to hillside open space and the existing Skyview Subdivision in the south-central portion of Vacaville. The subdivision consists of lots ranging from 6,500 square feet to 21,125 square feet in area. The project includes installation of standard public residential streets with one connection to California Drive, a minor arterial street. Approximately 23 acres of the 40-acre site is significantly steep and currently zoned Agricultural Hillside. The project will dedicate this land to the City for potential future additions to the City’s accessible open space in the hills to the south of the proposed single family subdivision. The existing fire trail in the Skyview Subdivision to the west will be extended along the base of the southern hillside and connect with the new public street within the subdivision to provide a fire break buffer between the hillside and the new homes.
Montessa House Plans (New Application by SDG Architects)
The Community Development Department has received an application for a proposal to construct three (3) house plans with three (3) elevations each on 59 lots within the Montessa subdivision. Each lot would be developed with:
- a single-family dwelling house plans consist of two (2) single-story models and one (1) two-story model ranging in floor area from 1,084 square feet to 1,793 square feet;
- An attached Junior Accessory Dwelling Unit (JADU) with a floor area of 500 square feet or less;
- A detached Accessory Dwelling Unit (ADU) with a floor area of approximately 800 square feet;
- Exterior building materials would consist of stucco siding with stone or brick veneer;
- Composite shingle roofing;
- Architectural styles would reflect Mid-Century Modern, Modern Prairie, and Modern Farmhouse themes;
- Each lot would include four (4) parking spaces, with additional guest parking provided on the public street;
- All units will be available as rentals.
