Southtown Development
Approved in 2004, the Southtown Development Project provides a variety of housing types and densities intended to yield 1,193 to 1,357 residential units over ±280 acres. The Southtown Project has experienced some minor changes over the years. Currently, there are 918 single-family homes developed in Southtown. However, there are two remaining areas that have not been developed: Southtown Phase 3, and the separately owned apartment site located on Leisure Town Road. The development area does not have a specific plan.
Apartment Project, Southtown
On Tuesday, March 14, 2023, the City of Vacaville City Council approved an Environmental Assessment and Planned Development request to construct 236 multi-family apartments units on a vacant 9.91-acre site located at the northwest corner of Leisure Town Road and Redstone Parkway (APNs 0137-030-060).

Phase 3 Development
Southtown Phase 3, comprises 64 acres of land located east of Vanden Road and south of Redstone Parkway. Development was originally approved by Vacaville City Council on February 10, 2009, with a subsequent Development Agreement amendment extending the approval until June 30, 2021. The subdivision includes 242 single-family homes with a 2 acre parcel for neighborhood commercial, Magnolia Park extension and various public trails. KB Homes has received approval to construct 162 single-family homes within Phase 3.Magnolia Park
Magnolia Park is a neighborhood park. The portion west of Vanden Road has been constructed. A future phase east of Vanden Road will be constructed in conjunction with future development in Southtown. Vanden Road will be closed through the park. See the Magnolia Park Preliminary Master Plan 2009.
Community Use Site (private)
Located east of Fire Station #75, the private community use site is approximately 2 acres. The approved development plan designates this for community use such as a membership organization, private school, day care center, or similar use or combination of uses. This is privately owned.
